Impacts of Open Building Permits on New Home Purchase

Are you looking to buy a new home? Are you a person who has a trusting heart? Be careful before you sign on the dotted line. You might be getting more that you bargained for if you do not ask some key questions and make sure that you verify the answers you are given.

We here at Velocity Enterprises have worked with home owners that took the word of the current owner or their real estate agent regarding building permits and their status. You see, if a building permit has not been closed on the property that you are buying problems will arise. Say you would like to add on a deck or a new patio and it requires a building permit prior to working on the project. You will not get approved until the open permit has been closed, and guess who is responsible for the cost of closing the permit … that’s right … you are!

To make sure that this does not happen to you, we here at Velocity Enterprises suggest that you take the following steps to ensure all existing building permits are successfully closed prior to you signing on the dotted line.

1. Ask your realtor to request that the home owner provide copies of any open building permits for the property.

2. Call the local permitting office and ask the to provide you a permit history for the property.

3. Check the list that you were given by the town with the information provided by your Realtor.

You will now be able to request explanations for any discrepancies found between the information provided by the town and the home owner. If the information differs, this might be an indicator that more questions need to be asked and research done to verify the answers that you are given.

If you have any questions about how to contact your local building code enforcement office please contact us through our support form or by phone at (303)506-1844. Make sure to include the address of the property so that we can provide you the correct office information.
